International hotel networks prefer building of the new hotels in Sochi to the management of the old ones. The status of a city-owner of the Olympic Games obliges: there will be hotels of four «stars» level at least.

According to analysts of Blackwood company, sphere of interest of the international hotel business are the Russian cities with the population from 500 thousand people in actively developing regions or in the regions having real prospects of growth of tourist branch. From this point of view, Sochi, visited by 4 million people a year, became the original experimental platform for networks: in 1993 company Rezidor Hotel Group concluded three franchise contracts on management of hotels «Radisson Lazurnaya», «Radisson PIK Hotel» and «Radisson Park Hotel».

«Rodina hotel» project

In 2007 the Russian federation of restaurateurs and hoteliers estimated investments into Krasnodar region rather risky for the international hotel operators, naming Sochi «the overrated resort with strongly marked seasonal prevalence». Besides, judging by practice, the international networks do not manage ready objects. In the mid-nineties Rezidor Hotel Group found a compromise variant — «Lazurnaya hotel» was reconstructed to «four stars plus» format, but the nearness to highway prevented it from getting the highest category. Today two hotels managed by Rezidor Hotel Group, — «Radisson SAS Lazurnaya» (on Kurortny avenue, with 299 rooms) and «Radisson SAS PIK Hotel Lazurnaya» (on Krasnaya Polyana, with 116 rooms and villas), — represent unique international hotel network in a city-resort. From the moment of the appearance on Sochi market Rezidor Hotel Group terminated the franchise contract with one of three objects — «Radisson Park Hotel», working now under the brand «Marins Park Hotel». And this is not a unique case in Sochi, when the high-class object left the international brand.

The same happened to the most expensive city five-stars boutique-hotel «Rodina» which had opened in 2006 after the reconstruction under Stein Group brand. The three-storyed building of sanatorium «Rodina» near «Riviera» park was transformed to «five stars» category hotel, the investor was the company «Russian hotels», close to Oleg Deripaska's holding «Basovy element».

According to the informal information, Stein Group considered the project «Rodina» too unprofitable, because of little number of rooms — only 40, whereas the international operators usually work with objects having not less than 150 rooms. However, from the very beginning, experts took the project of boutique-hotel «Rodina» more likely as the expensive oligarch fancy, than as the pilot business project with participation of world hoteliers.

Management skill

According to obligations of Russia before the IOC, to the beginning of the Olympic Games the quantity of qualitative hotels in Sochi should grow essentially at the expense of building of new and reconstruction of existing objects: by 2014 there will be 42 437 hotel rooms, 2941 of them — «five stars», 10 630 — «4 stars», 23 060 — «3 stars» and 5806 — «2 stars». The mounting skiing resort «Rosa Khutor» can become one of the largest and modern world tourist centres. The main investor of the project — «Interros» company — declared its plans to construct 10 hotels with not less than 1636 rooms in each this summer.

Negotiations about managing of constructed and projected hotels are conducted with such networks, as Golden Tulip Hospitality Group and Swissotel. Two hotels of «five-stars» and «four stars» with 350 rooms will be situated near the Russian international Olympic university on Krasnaya Polyana.

According to «Interros», one hotel will work under Hilton brand, another — under Hilton Garden Inn brand. However, Hilton has not confirmed this information yet.

Two more five-star hotels

«Olympstroy» has approved the project of building of two more 5* hotels in Sochi — «Chernomorets SPA-hotel» and «Chernomorets park» They will be situated on the Black sea shore, a kilometer away from the Olympic park, where in 2014 ice sports competitions will take place.

According to corporation, today in Sochi hotels there are 4,7 thousand rooms meeting the IOC requirements, 19,2 thousand rooms are going to be built. Totally, opening of hotels with 23,9 thousand rooms of different categories is declared in the program of preparation for the Olympic Games. And all this room fund will be provided by private investors.

Sochi hotels will be ranked

The Federation Council has approved the bill directed on optimization of process of preparation for the Olympic and Para-lympic games of 2014. It provides, in particular, obligatory classification for Sochi hotels for the period of preparation and carrying out of the Games.

The document offers to introduce administrative responsibility for Sochi hotels work without the document confirming their classification. The penalty for officials will make from 7 thousand up to 10 thousand roubles, for legal bodies — from 40 thousand to 50 thousand roubles. Thus, the prices for hotel service, fixed by the government of the Russian Federation, will be defined according to hotels classification.
